The islands of St. Kitts and Nevis are known for their beautiful beaches and pristine tropical forests.

St. Kitts and Nevis Country Background

The Federation of Saint Kitts and Nevis is a sovereign nation composed of two islands in the Lesser Antilles region of the Caribbean Sea. Christopher Columbus sighted both islands during his second voyage in 1493, naming Saint Kitts after his patron saint, Saint Christopher.

The first successful English colony in the West Indies was established on Saint Kitts in 1623 by Sir Thomas Warner. The island was then contested between French and English colonists throughout the 17th century, until it was ceded to Britain by the Treaty of Utrecht in 1713. Despite the French capturing Brimstone Hill in 1782, the 1783 Treaty of Paris restored Saint Kitts to British control. Nevis was also settled by the English in 1628 and became one of the most prosperous Antillean islands.

The name "Nevis" derives from Columbus's description of the clouds atop Nevis Peak as "las nieves" or "the snows." Today, Saint Kitts and Nevis is the smallest sovereign nation in the Americas, both in terms of land area and population. The largely Black population includes small mulatto, South Asian, and white minorities.

The main religious denominations are Anglican and Methodist, with a smaller Roman Catholic community. Climatically, the two islands differ - Saint Kitts has a tropical savanna climate, while Nevis experiences a tropical monsoon climate. Temperatures range from around 25°C in the winter to 28°C in the summer, with consistently warm ocean waters. Once known as a leading sugar-producing island, Saint Kitts has diversified its economy in recent decades following the decline of the sugar industry in the 1980s.

The Sustainable Growth Fund is a government fund that provides a straightforward and efficient way for individuals to obtain citizenship in Saint Kitts and Nevis. For USD 250,000, investors contribute to the nation's economic and social development. The SGF supports various initiatives, including education, healthcare, infrastructure, and environmental preservation.

When Was It Started?

The Sustainable Growth Fund (SGF) was introduced in 2018, but its roots are in the Hurricane Relief Fund(HRF), which was established in response to the devastation caused by Hurricanes Irma and Maria in 2017. The HRF was a temporary measure designed to raise funds quickly to assist in the rebuilding and recovery efforts after the hurricanes caused significant damage to the islands, amounting to around $150 million.

Given the HRF's success and the ongoing need for a structured and sustainable financial mechanism to support the country’s development, the Saint Kitts & Nevis government transitioned the HRF into a more permanent fund, the Sustainable Growth Fund (SGF), in 2018. This shift allowed the CBI program to continue offering a direct donation option that would contribute to the nation’s long-term growth and development beyond the immediate needs post-hurricanes.

Why Was It Started?

The SGF was established to streamline the investment process and ensure that contributions are directed towards sustainable and impactful development projects. The Saint Kitts & Nevis government sought to create a fund that would contribute directly to the country's long-term growth, focusing on areas that would have a lasting positive effect on the citizens and economy.

What Does the Saint Kitts & Nevis Government Do with the Funds?

The funds collected through the SGF are allocated to various sectors and projects that contribute to the country's overall development. The key areas of focus include:

  1. Healthcare: Enhancing medical facilities, improving healthcare services, and ensuring access to quality healthcare for all citizens.
  2. Education: Building and upgrading schools, providing scholarships, and improving the quality of education.
  3. Infrastructure: Developing and maintaining essential infrastructure, such as roads, public buildings, and utilities.
  4. Tourism: Promoting and supporting the tourism sector, which is a significant contributor to the country’s economy
  5. Environmental Protection: Initiatives to preserve the natural beauty of Saint Kitts & Nevis, including sustainable tourism practices and conservation efforts.
  6. Social Welfare: Supporting programs that improve the quality of life for residents, including housing projects and social services.

What Has Been Accomplished with the SGF Since It Was Implemented?

Since its implementation, the SGF has made significant contributions to the development of Saint Kitts & Nevis. Some of the key accomplishments include:

  1. Healthcare Improvements: The fund has supported the modernization of hospitals and clinics andthe procurement of advanced medical equipment.
  2. Educational Advancements: Investments have been made in building new schools, providing better educational resources, and offering scholarships to deserving students.
  3. Infrastructure Development: The SGF has financed the construction and maintenance of roads, bridges, and public utilities, improving connectivity and quality of life across the islands
  4. Tourism Growth: Contributions from the SGF have helped enhance tourism infrastructure, including developing new hotels and resorts, which have attracted more visitors and boosted the local economy.
  5. Environmental Initiatives: Projects funded by the SGF have focused on preserving the islands' natural environment, including reforestation, marine conservation, and sustainable development practices.
  6. Social Programs: The fund has supported social welfare initiatives, such as affordable housing projects and community development programs, which have improved residents' living standards.

The SGF has played a crucial role in the sustainable development of Saint Kitts & Nevis, ensuring that the country continues to grow while maintaining a high quality of life for its citizens.

The Real Estate Option was introduced as part of the Saint Kitts & Nevis CBI program in 1984, making it one of the oldest investment options within the program. It was designed to attract foreign investment into the country, specifically targeting the real estate sector to boost economic growth and development. Applicants may qualify for citizenship through an investment of USD 400,000 in an approved real estate project.

This route is notably more expensive, but the chance to recapture the investment is the major selling point. The property must be held for five years before it can be resold if you are a solo investor. If you choose to share an investment with someone else, you will have to hold the real estate for seven years before you can resell it.

Why Was It Started?

The Real Estate Option was established to:

  1. Stimulate Economic Growth: By encouraging foreign investment in the real estate sector, the government aimed to create jobs, increase tourism, and generate revenue for the country.
  2. Develop the Tourism Industry: Real estate investments often focus on luxury resorts, hotels, and other tourism-related infrastructure, which are crucial for a country heavily reliant on tourism.
  3. Expand Housing and Infrastructure: The influx of foreign capital helps to finance the construction of high-quality housing and infrastructure projects, contributing to the overall development of Saint Kitts & Nevis

Months 1 - 2

Preliminary checks & Onboarding

This initial phase involves eligibility assessment and background checks to ensure the applicant meets the requirements for the CBI program. The agent or service provider will review the investor’s financial history, source of funds, and any potential legal impediments that might disqualify them from the program.

Document collation & processing

We gather necessary documents such as passports, birth certificates, marriage certificates, proof of address, and financial statements.

Document Notarization, Certification, & Authentication

Documents must be notarized locally and then certified, typically by a state authority or a foreign ministry. They must then be authenticated or apostilled to ensure they are accepted in Turkey for legal purposes.

Months 3 - 6

Property Search & Approval

The investor searches for eligible real estate properties to invest in, often with the help of our local real estate agents and legal advisors, to ensure the property meets the CBI program’s requirements. The chosen property must usually be vetted and approved by the relevant Turkish authorities.

Months 7 - 10

Property Purchase & Confirmation

After selecting the property, the investment involves making the purchase and registering the property in the investor's name. The property purchase must be confirmed by obtaining a title deed, followed by a government appraisal to confirm the value meets the minimum investment threshold.

Residency Application Submission

With the property investment in place, the investor applies for a Turkish residency permit, a precursor to citizenship application.

Months 3 - 6

Residency Application Approval

The application is reviewed by the immigration authorities, and upon approval, the investor receives a residency permit.

Months 3 - 6

Biometrics

As part of the residency application, the investor and any dependents must provide biometric data, which typically includes fingerprints and photographs.

Months 3 - 6

Citizenship Application Submission

The citizenship application is submitted with all required documents, proof of investment, and evidence of residency.

Months 3 - 6

Citizenship Application Approval

This final stage involves a thorough review by the Turkish government, including additional background checks and verification of the investment. Upon approval, the applicant and eligible family members are granted Turkish citizenship.

Investment Options

What Has Been Accomplished Since the Real Estate Option Was Established?

Since its establishment, the Real Estate Option has led to significant accomplishments in Saint Kitts & Nevis:

  1. Development of Luxury Resorts and Hotels: This option has attracted high-end developers, who have constructed several luxury resorts and hotels that have boosted the tourism sector.
  2. Increase in Property Value: Real estate values in Saint Kitts & Nevis have generally appreciated, benefiting both local and international investors.
  3. Job Creation: The construction and operation of new real estate developments have created numerous jobs for local residents, contributing to the country’s economic stability.
  4. Tourism Growth: The increase in luxury accommodations has enhanced the appeal of Saint Kitts & Nevis as a tourist destination, leading to a steady rise in tourist arrivals.
  5. Improved Infrastructure: The investments have also financed the development of supporting infrastructure, such as roads, utilities, and public spaces, improving the quality of life on the islands
  6. Global Recognition: The success of the real estate option has helped Saint Kitts & Nevis gain recognition as a leading destination for citizenship by investment, attracting high-net-worth individuals from around the world.
